Renting an apartment in Belgrade — rents, deposit, lease and registration for foreigners

Renting an apartment in Belgrade is quick when you know the realistic rent, what the contract should say and what a foreigner has to do. Here it is in one place.

How much is rent in Belgrade?

The median asking rent for an apartment in Belgrade is 500 € per month (median of 261 owner listings in the last 120 days). By layout:

Rents by area (Novi Beograd, Vračar, Zvezdara, Zemun…) are on Apartments for rent — Belgrade.

What you pay when moving in

  • First month's rent in advance and a deposit — most often one month's rent, returned at the end if there is no damage.
  • Agency commission — if you rent through an agency, agree it in advance.
  • Bills — electricity, utilities (Infostan in Belgrade), internet; the contract states who pays, usually the tenant.

The lease

Make the lease written and include: rent and due date, deposit and return conditions, term and notice period, who pays the bills, and an inventory of furniture and equipment (ideally with photos of the condition at move-in).

Foreigners: address registration

A foreigner staying in private accommodation must be registered with the police at the address — usually the landlord does this shortly after you move in. Agree on it when signing; the registration certificate is also needed for temporary residence.
